The Doorvest Standard

Doorvest works diligently to repair and renovate all of our homes. Listed below is our Doorvest Standard, which comprises the major components that our team takes into consideration when creating a scope of work and renovating the home.

Not only that, but with our Doorvest Renovation Guarantee, we make sure all our homes are resident ready!


This list is not exhaustive, but gives an overview of primary items that we check for.

STRUCTURAL


 
  • Repair:

    • Missing shingles

    • Damaged shingles are limited to a specific section of the roof

    Replace:

    • Excessive granular loss throughout the entire roof

    • Any additional indication that suggests the roof is past its useful life

  • All foundations that are repaired will have a lifetime transferable warranty.

    Limited only to the area repaired

    Severe negative grading towards the foundation will be corrected or the home will be discarded (buy box).

  • Clean

    • See ‘Interior Paint - Clean’

    Repair

    • Small holes that can be patched up

    Replace

    • Enclose any walls that are exposed.

  • Clean

    • In good condition and matches the level of the comparable homes used for ARV

    Repair

    • Excessively worn doors will be painted white when necessary.

    • Replace the weatherstripping if in poor condition

    • Any doors that aren’t able to be opened/closed, locked/unlocked without issues.

    Replace

    • Doors that are completely outdated or severely damaged and cannot be repaired.

    • New locks installed on all exterior doors with keys to match the front door deadbolt. Finish to match existing.

    • Front door will have pull lever passage and deadbolt installed. *passage knob and keyed deadbolt* Finish to match existing.

  • Clean

    • Operational but dirty windows will be cleaned

    Repair

    • Windows that cannot be opened easily nor stay opened

    • Windows that cannot be opened easily lock or unlock

    • Cracks that can be reglazed

    • Any gaps, holes, or penetration where moisture can penetrate will be sealed

    Replace

    • Any windows past the point of repair

    • Any broken windows will have the glass replaced.

    *Note: In Texas and Georgia, screens are not required. Damaged screens are removed and not replaced.

 

ELECTRICAL


 
  • Repair

    • If illegible, all electrical panels will be re-labeled

    Replace

    • Any of the following electrical panels will be replaced with a minimum 200 amp panel:

      • Federal Pacific (Stab Lok)

      • Zinsco

      • GTE - Sylvania - Zinsco

      • ITE-Bulldog Pushmatic

  • Clean

    • In good condition and matches the level of the comparable homes used for ARV

    Repair

    • Any broken outlets with existing outlets (two prongs to be replaced by two prongs)

    • Any inoperable outlets

    Replace

    • Any outdated or inoperable lighting fixtures will be replaced

    • Secondary bedrooms, hallways will be replaced with flush mounts

    • Primary bedroom and Living/Family room (if electrical box present) will be replaced with 52” ceiling fans

    • Kitchen will be replaced with flush mount or LED 4’ wrap

    • Exterior will be replaced with lantern wall sconces and or floodlights

 

HVAC


 
  • Repair

    • All units to receive a full service if less than 12 years old

    • Any call outs from the HVAC service to ensure proper functionality.

    Replace

    • All units over 12 years old will be replaced

      • Most units last 15-25 years

    • Any units showing significant damage, rusting, or wear will be replaced

  • Repair

    • Any loose connections or disconnected joints

    • Any duct leaking or not sealed

    Replace

    • Heavily dented ducts restricting airflow

    • Deteriorated ducts

 

PLUMBING


 
  • Repair

    • Any call outs from the sewer scope to ensure proper functionality.

    • Skim coat under sinks if any visible sign of water leaks. Investigate the cause of the leak to ensure no additional leaks.

    Replace

    • All polybutylene water supply lines are required to be removed and the property replumbed with PEX, PVC, or copper.

    • All above ground cast iron drains are required to be replaced due to the high risk of failure. PVC/ABS must be used to replace the drain lines with smooth edges/connections to prevent future clogs.

    • All clay main drains that connect to city sewer systems are to be replaced with rigid smooth edge PVC. These drains are at high risk of failure and should not be partially repaired.

  • Repair

    • No burner ignition

    • Irregular flame

    Replace

    • All units over 10 years old will be replaced

      • Most units last 10-15 years

    • Any units showing significant damage, corrosion, or wear will be replaced

  • Clean

    • In good condition and matches the level of the comparable homes used for ARV

    • Grime build up

    Repair

    • Sagging faucet spray head

    • Broken / Damaged handles

    Replace

    • Heavy wear and residue build up on tub spout

    • Leaking diverter/faucets

 

APPLIANCES


 
  • Repair

    • Any minor chips in kitchen appliances will be repaired unless over 10 years old.

    • Handles showing wear or discoloration.

    • Non-functioning pilot light

    Replace

    • All units over 10 years old will be replaced

    • Dated or rusted kitchen appliances

    • Any inoperable appliances will be replaced

  • Doorvest does not provide washers or dryers.

    Any existing Washer & Dryers will be removed, and the washer boxes will be replaced and capped.

    Dryer vent will be repaired if needed to ensure proper working condition

 

INTERNAL


 
  • Clean

    • In good condition and matches the level of the comparable homes used for ARV

    Repair

    • Counters are in good condition; very minor scratches, chips, or hairline cracks, can be repaired.

    Replace

    • Any countertops with heavy cracks, gashes, or warping.

    • Outdated countertops.

    *Please be aware that a full cabinet replacement will typically require a countertop replacement.

  • Clean

    • Dirty walls

    • Light to moderate scuff marks

    Repair (Corner to corner paint)

    • Worn, damaged paint on the window sill

    • Mismatched paint touch-ups

    • Poor craftsmanship limited to select walls

    Replace

    • Moderate to heavy scuffing throughout the house

    *Doorvest Standard Color: Sherwin Williams 7015 Repose Gray, but paint color may vary slightly subject to availability

  • Clean

    • In good condition and matches the level of the comparable homes used for ARV

    Repair

    • Minor chips or scratches will be touched up.

    • Missing doors and/or drawers that are not shaker style.

    Replace

    • Any laminate peeling or water-damaged cabinets.

  • Doorvest installs new smoke and carbon dioxide combos.

  • Clean

    • Any functioning blinds in good condition will be cleaned

    Repair

    • Any non-functioning blinds that are not street-facing will be removed

    Replace

    • Any street-facing blinds that are inoperable or past the point of repair will be replaced with cordless 2” white blinds.

    • Oversized windows and sliding glass doors requires vertical blinds to be installed

 

EXTERNAL


 
  • When present, pools will be demolished and backfilled.

  • Landscaping packages include bush and tree trimming, lawn maintenance, weed abatement and waste removal.

    *Landscaping package is subject to the needs of the home

  • Clean

    • Dirty siding that can be power washed.

    Repair

    • Peeling paint on siding will be repaired with touch up paint.

    • Significant wear in a specific part of the home will have the section replaced and painted to match.

    Replace

    • If sidings are worn throughout the home.

 

FLOORING


 
  • Clean

    • In good condition and matches the level of the comparable homes used for ARV

    • Minor scuffs and scrapes are acceptable

    Repair

    • Deep scratches on wood flooring

    • Hairline cracks on tiles to be replaced partially whenever possible

    • Sand and refinish

    Replace (Must include demoing of the old existing flooring unless hardwood)

    • Does not match the level of the comparable homes used for ARV

    • Example: Good laminate, but comps using LVP

    • Water damage

    • Poor craftsmanship

    • Laminate flooring as they are susceptible to water damage
