San Antonio December 2022 Local Market Update

 
 

The year ended with slight increases in average and median prices for all (new and existing) homes, according to the Multiple Listing Service (MLS) Report from the San Antonio Board of REALTORS® (SABOR).

The average and median prices rose 6 percent each, now at $379,869 and $324,000.

Though the residential rental also saw an increase of 8 percent, the growth of the rent is not on par with the ARVs in this area.

A common theme in the Texas markets (including San Antonio) is tightened supply through 2023.

The distribution in home sales in San Antonio fall between the $250,000 - $750,000 buckets.

From the chart above, you can see that the distribution YoY has increased in homes $300,000+, moving away from the $250,000 price point.

Texas overall has seen a lot of growth in the last few years and will move to a more stabilized market in 2023.
