Dallas-Fort Worth December 2022 Local Market Update

 
 

Kicking off with a quick look at employment figures released by the Texas Workforce Commission. Jobs increased 7% YoY in December 2022 vs. December 2021. Job growth is one of the most important metrics to look at, and this is exciting news for Dallas-Fort Worth which has seen an annual job growth rate of 3% over the last 5 years.

A common theme in the Texas markets (including Houston) is tightened supply through 2023. Sales volume decreased 29% YoY from $4.16B (Dec’21) to $3.09B (Dec’22), while the price per square foot increased by 6%.

Most home sales in Dallas fall between the $250,000 - $750,000 buckets.

We’ve found that the sweet spot for investment homes is priced at $250,000 - $400,000 in Dallas-Fort Worth, with the Median Year Built between 1990 - 2005.
